Here are a couple of thoughts for you

If you decide to buy a property on one of our featured developments, or from one of our partner realtors, we will reimburse the full cost of your rental while staying in one of our villas, up to the value of £1000 ($1500) all you have to do is mention we sent you, Keith or Linda Rust or Snowyowl, ensure you register your interest to them with us.  Ensure Snowyowl is on the paperwork as the Agent.     

Provided you buy a property, you will receive a cheque to the agreed value within 28 days of completing your villa purchase. 

We will put you in contact with with skilled sales personnel who will show you what is available, and if you decide to buy will help guide you through the purchase process.  Be rest assured there will be no pressure, or hard sales, no gimmicks, there is no need the villas sell without hard sales techniques. 

One of the biggest problems with purchasing a villa so far away, is having the comfort of a contact, we can be your contact to assist in making your purchase go smoothly.  We are very experienced in the purchase process and can help with advice and a few things to look out for on the way.  We have very good contacts in the Orlando area who can help with advice or sell you a furniture pack for your new villa.

Don't be fooled by the claims of promises which sound too good to be true, they are.  Don't be taken in by the agents who offer promised weeks rentals, might be ok for the first year, then watch, we were taken in, that is the first piece of advice.  The next thing you know you are fending for yourself.  We can help rent out your villa through a number of agents and through our own web sites but we don't make false promises.

Please don't fall into all the usual traps please think carefully and take advice, it can be a mine field but if careful can be very enjoyable

The second thought

And in many ways a much safer route to owning a part of the Florida dream

If you want a piece of the Florida dream but cant quite stretch to an buy a villa on your own, or don't want the hassle and responsibility of ownership, buy a piece of ours, and enjoy the dream with us. 

We are offering a limited number of people part ownership of our 6 bed villa.  We are offering part ownership, you buy a part share in the villa for specific weeks.  The advantages to this are you are buying part of a proven property.  If you buy weeks in the villa you can swap within the villa (subject to availability), you can rent out the weeks, you can swap weeks though our villa swap partnership, we can rent the weeks out for you, or you could just use it yourself or let friends and family use it.  You could even buy it for corporation functions, entertain special clients.  What makes this totally different to a time share is you actually purchase a share in the villa for every week a fifty second'th, for every 2 weeks a twenty sixth, every 4 weeks a twelfth. 

You become a partner in a successfully run villa.  With time share the cost of maintenance rise dramatically the longer you have it, it is all part of the profit for the owning company.

In our proposal, a new company will be formed with part owners legally owning the shares allocated on weeks purchased. You will have a company shares, you will receive published figures for costs and income from the villa. 

Why are we doing this? good question, the largest cost in owning a villa in Florida, or anywhere for that matter, is the mortgage, it is our intention to pay off the mortgage so the running costs of the villa are dramatically reduced, in fact halved.  We intend developing the company to purchasing more villas.  Anyone who owns shares will have first refusal on future villas purchased, although it will become a first come first served basis.

We need to purchase more villas, incredibly we are turning 80% of our enquiries away due to both our current villas being already booked.  Check the booking availability, we have very few weeks available in either villa for 2003, and are taking bookings in 2004, and we haven't even reached the busy part of the holiday booking season yet.  We must be getting something right.  Currently we are receiving 10-20 rental enquiries per day, we are answering 2 or 3, due to availability.

Don't worry if other villas are purchased it would be offered under a new company thus not diluting the value you hold in the original villa, each villa will have a separate holding company.

The value of the villa will increase over time increasing the value of your share.

This is the new adventure in Florida, be one of the first to take advantage this will only be open for a few individuals, or companies.

There will be spare weeks in the villa not sold these will be used to rent out to put money back into the company thus reducing the running costs even further.

We have nothing to hide and company accounts will be published and audited professionally, then distributed to all the share holders once a year.  My wife is a professional accountant and will be responsible for the accounts.

The company will be registered in the UK and UK based therefore all UK laws and rules will apply.  If you put money into the UK company you could be entitled to certain tax advantages.  The villa will become an asset of the company.

Sound too good to be true? no a sound business proposition and a chance to own a dream!!.  If you are serious please request a copy of the business plan.
